FirstDirt

One seat per trade, per metro. Deliberately capped.

FirstDirt doesn't sell subscriptions. It sells position. Each metro carries a fixed number of seats per trade, never more than four. While you hold yours, you see every commercial project at its first public filing. When the seats are gone, they're gone.

  • Max 4 seats per trade, per metro
  • Named contacts on every lead: developer, attorney, engineer of record

EXCLUSIVE LANE
$4,000
PER MONTH · PER METRO

  • Sold only where the lane is clear; we never evict a paying seat
  • Founding seat holders get first right of refusal

How the seat model works

The cap is the product. Bid databases sell the same list to everyone in your trade, then let you race. A capped seat means most of your competitors structurally can't see what you see.

Founding rates are locked, list prices aren't. Seat prices rise as a metro's data deepens: project history, relationship graphs, ranking. Early buyers keep their rate; everyone behind them pays more.

We never evict a paying seat. Exclusive lanes are only sold outright where the lane is clear. Holding your seat is what keeps a competitor from ever holding the lane.

Cross-trade leads aren't competition. A GC, a sitework sub, and a supplier on the same project mostly want each other to win. The cap applies within your trade, where it counts.
